Irregular tight urban lot? Check. Steeply sloped site? Check. Bridge embankments on both sides? Check. Site contamination? Check.

And did we mention the railroad tracks?!

At first glance, the Gibson is an unlikely solution to the host of challenges the project team faced. In the end, the building defiantly occupies its place within the urban fabric of Minneapolis and is a testament to the perseverance and creativity of the design and construction teams.

The Gibson anchors the acute intersection of Central Ave and 7th Street in Minneapolis. Its clear glass “sharp” corner invites passersby to share in the color and playfulness of the interior which is on full display. While technically seven stories tall, the building encloses 11 different levels to help navigate the exterior terrain. A combination of precast wall panels and floor systems retain the sloping site and provide the base for five additional stories of wood construction above enclosing 159 units in total. Capped by a rooftop terrace looking down the length of Central Avenue toward downtown, the Gibson provides a unique solution to this quirky spot of the city.

Through close collaboration between the owner, design team, and builder, the Gibson was designed and constructed to overcome all of the obstacles first presented. Communication and a willingness to learn was key to finding the right solution to each challenge.
