Ardor on the Bluffs

Ardor on the Bluffs takes advantage of the incredible views overlooking the wild and natural beauty of the Mississippi River. Situated on a protected bluff, its natural surroundings are an enhancement to the many amenities the building offers. Planning and construction of this project required the project team to overcome a variety of hurdles, namely the COVID-19 pandemic, the sale of the project to another developer, and subsequent reclamation by the original developer. The team also successfully addressed the site’s heavy environmental contamination.

After important cleanup of the contaminated fill within the river watershed, an under-used site now offers new homes for 235 families. The convenient location, one block from the light rail and adjacent to the airport, makes this a desirable and important new residential option. The building also includes a large amenity deck and pool area for residents to look out over the river bluffs, as well as a sixth floor lounge for even better views. Ample community spaces allow for parties and gatherings, while smaller phone rooms and conference spaces meet the needs of today’s hybrid-work environment.

The wide variety of unit types and price points will allow for a diverse and vibrant community to thrive in this building.
