The Sandpiper Residences
Midcoast Regional Redevelopment Authority Project of the Year 2024
Coastal Maine architecture has a strong point of view—and we leaned into it.
At Sandpiper Residences, traditional New England forms inspired a contemporary residential community set among mature evergreens on a historic former naval air station.
Sandpiper Residences sits on a historic site in Brunswick, Maine, once home to a naval air station and surrounded by mature evergreen trees. The client asked us to create a contemporary residential community that would feel rooted in the character of coastal New England while supporting modern lifestyles.
We drew inspiration from traditional saltbox forms common throughout the region, reinterpreting those familiar shapes with contemporary massing and façade articulation. Subtle shifts in the rooflines and building profile create rhythm across the building while maintaining a strong connection to the surrounding landscape.
Inside, we designed a wide range of residences—from efficient studios to spacious penthouses—each with private balconies and expansive windows that frame views of the trees and bring in natural light.
Amenities support both work and relaxation. Residents have access to work-from-home suites, conference rooms, a chef’s kitchen, and a range of wellness spaces including a fitness center, yoga studio, and sauna. A rooftop skydeck with fire tables, grilling areas, and a movie screen extends the living experience outdoors.
The result is a residential community that feels distinctly New England—grounded in local architectural tradition while designed for contemporary living.
